21-Day Free Trial

What is included in the 21-day free trial?

New eligible subscribers receive 21 days of access to all counties and foreclosure notices currently published in ForeclosureLeads. During the trial, you can explore any available Texas region or county and view the underlying notice documents.

When does my free trial start and end?

Your trial starts when your verified ForeclosureLeads account is created and ends automatically 21 days later. Your dashboard will show your current access status. The trial does not pause if you do not use the service.

Do I need a credit card for the free trial?

No. A credit card is not required to start the trial, and the trial does not automatically convert into a paid subscription.

What happens when the free trial ends?

The next time you sign in, you will be taken to the plan-selection page. There you can choose the individual counties you want, see the total monthly price, review and accept the subscription terms, and enter your payment information through Stripe. Paid access begins only after the subscription is successfully confirmed.

Who is eligible for a free trial?

The free trial is intended for new subscribers and is limited to one trial per eligible person. Creating another account does not create a new trial entitlement.

Do I need to create an account?

Yes. You must create and verify an account and complete the short onboarding process before accessing the dashboard.

The Data

Where do you get the foreclosure notices?

Our records are collected from official Texas county public-record sources, including county clerk and deed-record systems. We do not buy recycled lead lists from third-party data brokers.

Is this recycled data purchased from somewhere else?

No. We do not purchase, license, or resell data from data brokers or third-party lead vendors. Every record in our system was collected directly from official county sources.

Which areas do you cover?

ForeclosureLeads currently covers 30+ counties grouped into 13 major Texas regions. The current regions, counties, and published notice counts are shown on the website and in the dashboard.

How often is the data updated?

We routinely check covered county sources for new filings. Notices are typically processed and published within 24–48 hours after they become available from the county, although timing can vary by county, source availability, and document format.

Will new notices appear every day?

Only when a covered county has newly filed notices that we have processed and published. The dashboard’s notice counts and county tables reflect the records currently available in the system.

What information is included with each notice?

Available metadata varies by county. Every county provides a basic set of filing information, while some provide additional fields such as borrower or lender names, property address, legal description, loan information, or other recorded details. Where a document has been collected and published, the View link opens the actual foreclosure notice.

Can I export or download the data?

All foreclosure notice files can be downloaded individually by clicking on the file. Some counties, including Tarrant, Dallas, Travis, Bexar, and a few others, provide additional data from the foreclosure notice along with the notice file itself.

This data could include the filing date, document number, property address, or legal description. For these counties, the Export CSV button in the county view will export the additional data. However, most counties provide only the foreclosure notice documents. Using the Export CSV button for those counties will not produce meaningful results.

What if I want a county that is not currently offered?

Please use our Suggest a Feature page or contact us and tell us which county you would like added.

What does it mean that you use AI for collecting and verifying this data?

County websites vary widely in format. Some publish structured data, while others provide scanned PDFs, images, or inconsistently formatted pages. We use AI-assisted tools to help collect, parse, and normalize available information and to flag possible duplicates or inconsistencies.

That said, no automated system is perfect. Many filed notices skip certain data fields such as property address or loan balance. While interpreting a scanned image, AI can skip or misread a field, miss a record, or occasionally fill in information incorrectly.

That’s why our Terms of Service are explicit about this limitation: always verify records independently before acting on them.

Subscriptions And Billing

How do I choose a paid plan?

After your trial, select one or more counties from the plan page. The current price for each county and your total monthly subscription cost are displayed before you continue. You will then review the plan and subscription agreement before completing payment through Stripe.

Which counties can I access on a paid plan?

Your paid dashboard is limited to the counties included in your confirmed subscription. You can view the notices and available documents currently published for those counties while your subscription remains active.

How often can I change my counties?

You can change your plan once during each billing cycle. The plan page will tell you if a change has already been made during the current cycle and when you can make another change.

When do added or removed counties take effect?

You may add counties immediately by paying the displayed prorated charge for the rest of the current billing cycle, or schedule them for your next renewal when that option is offered. Removed counties remain available through the end of the already-paid billing cycle, with no partial-period credit. A change that both adds and removes counties follows those same rules for each county.

Can I cancel my subscription?

Yes. You can open the Stripe billing portal from the Account page to manage your subscription and billing. Unless otherwise stated during cancellation, access ordinarily continues through the end of the period you already paid for and recurring billing then stops.

Are partial-month refunds or credits available?

Subscription charges are generally nonrefundable, and removing a county or canceling does not create a partial-period credit. Exceptions may apply for a verified billing error or when required by law.

What happens if a recurring payment fails?

Your subscription may be marked past due and access may be restricted or suspended. You can use the Stripe billing portal from your Account page to update your payment method and manage billing.

Does ForeclosureLeads store my credit card number?

No. Payment details are entered and processed through Stripe. ForeclosureLeads stores the subscription and payment status needed to provide access, but it does not store your full credit card number.
